This spacious home is tucked away in a quiet cul de sac, close to the popular local primary school and within easy access to Westbury Village & Southmead Hospital.
It's very deceptive in size with generous bedrooms, open plan living rooms and excellent potential to further expand the accommodation.
On the ground floor the main reception room runs front to back, so as well as being a very social space, also benefits from lots of natural light. The lounge area is at the front of the house, whilst the dining space is at the rear with a door that opens to the garden, and a door that leads to the kitchen.
The kitchen has ample cupboard and worktop space, and there is also a very useful understairs storage cupboard. A breakfast bar has been neatly incorporated at one end.
Like the living room, the kitchen is dual aspect so gets plenty of light, and also gives access to the garden.
Upstairs, the accommodation is spread over the integral garage and you really feel the extra space, with all 3 bedrooms being good sized double rooms.
There is a large storage space off the landing, as well as a large cupboard off bedroom 3. This cupboard houses the gas boiler that was only installed in July 2025.
The original bathroom has been modified and is now a shower room.
The integral garage offers excellent storage, but has great potential for conversion to increase the accommodation. (Subject to planning).
Outside
There are gardens to the front, side and rear.
The front garden is lawned and there is a driveway for off road parking in front of the garage. The side garden has room for additional parking if required, and this links to the rear garden which is mainly lawned and enclosed by fencing & shrubbery.
Location
Gilslake Avenue is a small cul de sac in a very convenient location, with the popular Brentry Primary School nearby and a short walk to the bus stops that provide direct access into the city centre via Clifton, or out to Cribbs Causeway with its shops & leisure outlets.
Westbury Village with its cafes & amenities is 1.5 miles away, and Southmead Hospital is less than 2 miles away.
The new Henbury Train station that's due to open in 2028 will provide a direct link to Temple Meads, whilst the proposed arena at Brabazon will be a fantastic entertainment venue.
We think...
Its unusual for houses of this size to have 3 double bedrooms so families will certainly appreciate this - it will save plenty of arguments as to who has the small room!
Having the integral garage is also a real bonus as it provides a great opportunity for someone to create extra living accommodation if required, and no onward chain is a big plus.
