Pre-launch and marketing
Each site we deal with has its own unique character, and we work closely with our recommended graphics company to create a marketable brand that communicates this to the specific target market.
Whether the land is acquired through ocean or another agent, we re happy to be involved as early as necessary. For example, you may need advice on appropriate unit types and sizes for your target audience or the specification that your purchasers will expect.
We constantly reappraise all our developments to achieve a positive gross development value and maximise our clients' return - keeping clients in the picture with regular marketing updates.
We meet regularly with our clients’ architects and planners to ensure that the goals of the development are fully met. And we're experienced in launching developments of many different sizes - bringing to bear all our sales and marketing experience to create the buzz that will ensure success in a competitive marketplace, using everything from advertising and PR to live events.

Post-launch and sales
After we have successfully launched and promoted your development, we'll keep the interest alive with consistent and high profile advertising, PR and marketing.
We'll send you a weekly marketing update report, which will give you the exact numbers of buyers looking at the properties on our website, and also of those asking for details online. It will also include the number of people who phoned for details, how many viewed, how many details have been sent, all offers (acceptable or not) and feedback from the applicants. All of this information is vital to the ongoing success of the site.
We have a highly successful and proven reservation process. And we recommend meeting monthly with the client to review sales and marketing, and keep you informed. If necessary, this will also allow us to make any modifications to the marketing strategy.
Each ocean office has its own in house Contracts Coordinator. This allows for a smooth transition of contracts with updates being relayed to the New Homes department weekly. The contracts staff will be in charge of seeing through the reservation to exchange, liaising with both parties' solicitors and purchaser.
Site office sales
Occasionally, a site may require its own on site sales office. Ocean has experience in running and staffing these and have staff especially trained to work on site.
We're happy to help setting up the marketing suite and will support you in any way possible. As the managing agent, we'd be responsible for ensuring full staff cover seven days a week. And our experience ensures we can create exactly the right environment, to complement the character of the development and make buyers feel at home.
You'll receive weekly email updates on all the relevant information, such as number of telephone enquiries, foot traffic and reservations. And, in addition, we recommend regular meetings, to keep everyone up to date with key issues such as sales progress, incentives, build programme and any changes to the original marketing strategy.
